Karjat is closest at roughly 65 km (1.5 hours), Lonavala about 83 km (2 hours), Pawna Lake about 110 km (2.5 hours) and Igatpuri about 120 km (2.5 hours). Alibaug is about 2 hours by road via the Atal Setu, or 20 minutes by ferry from the Gateway of India to Mandwa. All are comfortable Friday-evening trips from Mumbai.

Karjat is closest to Mumbai and suits short trips and monsoon river activity. Lonavala is the classic hill station with the most to do nearby. Igatpuri is furthest but has our largest estates, so it suits big groups and offsites. Pawna Lake suits lakeside stays and fort treks. Alibaug is the only coastal option — pick it if the group wants a beach.

October to February is the most comfortable, with cool clear weather. June to September brings the monsoon, which is the most scenic for waterfalls and green hills but means less pool time. March to May is hot in the plains but still pleasant at hill-station elevation.

Our whole-villa rates start at about ₹18,000 per night for a 4BHK farmhouse sleeping 20, and run to about ₹70,000 per night for a 6BHK estate sleeping 40. Saturday and long-weekend nights are the most expensive; Sunday-to-Thursday dates typically run 25 to 40 percent lower.

Yes, because OTA commission on villa bookings in this region typically runs 15 to 20 percent, and that cost is built into the listed price. We host these properties ourselves, so the rate we quote has no platform commission added on top.

Most properties require a refundable security deposit, returned after checkout subject to the condition of the villa. The amount is confirmed in writing before you pay anything.

Cancellation terms are set per property and stated on each villa page. Read them before you pay the advance, and ask us if anything is unclear.

Some villas are priced per person with meals included and billed to a minimum group size. Mantra 147 near Pawna Lake bills for at least 10 guests Monday to Thursday at ₹6,000 each, which is ₹60,000 per night for the whole villa, and at least 12 guests Friday to Sunday at ₹8,000 each, which is ₹96,000 per night with a two-night minimum. A smaller group can still book — you simply pay the minimum rate. Heritage Villa in Alibaug works the same way — minimum 10 adults on weekdays (₹35,000 per night) and 15 on weekends (₹60,000).

Yes. Every property Anaya Villas hosts is a standalone villa or farmhouse with a pool used only by your group. None of our pools are shared with other guests or neighbouring units.

Greenwood Villa in Igatpuri and Heritage Villa in Alibaug both sleep up to 40. The Flo Villa and Dolce Villa, also in Igatpuri, each take up to 30.

It varies by property. Some are meals-inclusive with an in-house cook, some quote food as a per-person add-on, and some are self-catering with a full kitchen. We confirm which applies before you pay.

Yes at several properties. Mantra 147 near Pawna Lake has two lawns that take up to 180 guests for an event. Music timing rules vary by property and local regulation, so tell us your plan before booking rather than after.

Yes. Every booking is a whole-property booking. There are no other guests, no shared pool and no shared common areas.

Pet policy varies by property. Ask us before you book and we will tell you which villas can accommodate them.
