Above twenty, the constraint stops being taste and becomes arithmetic: how many bathrooms, how many beds, whether the kitchen can actually feed everyone at once, whether there is enough lawn for people to sit apart, and whether the pool is large enough that thirty people in it still feels like a pool.
Most listings in the Mumbai belt quote a headline capacity that assumes extra mattresses on living-room floors. Practical Notes for Group Bookings
Food. At this size, self-catering falls apart quickly. Several of our properties include a cook or a meals-inclusive package — Mantra 147, for instance, quotes from ₹6,000 per person with all meals. Tell us your dietary mix upfront and we'll match you to a property that can handle it.
Transport. A 20-plus group usually means a tempo traveller or two, plus a few private cars. Check parking with us before you book; the narrower village approach roads suit smaller vehicles better in monsoon.
Noise and timings. Music curfews vary by property and by local rules. If your plan involves a DJ or late-night music, say so before booking rather than after — it decides which villas are actually on the table.
Booking direct. Because we host these properties ourselves, the quote you get has no OTA commission built in, and changes to headcount or dates go through a person on WhatsApp rather than a support ticket.

Which villas near Mumbai can host 30 or more guests?
Greenwood Villa in Igatpuri sleeps up to 40, while The Flo Villa and Dolce Villa — also in Igatpuri — each sleep up to 30. All three are standalone properties with private pools reserved for your group.
Is a villa cheaper than hotel rooms for a large group?
For groups above roughly 12 people it usually is. A single villa replaces six to twelve hotel rooms, includes a kitchen or in-house catering, and removes the per-room service charges. It also keeps everyone in one place, which matters more than the arithmetic on most group trips.
Do large-group villas allow extra mattresses?
Most of our properties allow additional mattresses above the listed bed count, up to the maximum guest capacity. Confirm the exact number with us at the time of booking, since it varies by property.
Can we bring our own caterer or cook?
Policies differ by property. Several of our villas include an in-house cook or a meals-inclusive package, and some permit outside caterers on the lawn. Ask us before booking so we can match you to a property that allows what you have planned.
How far in advance should a large group book?
For 25 or more guests on a weekend or long weekend, six to eight weeks is realistic. There are only a handful of properties in the Mumbai belt that can take groups that size, so those dates go first.
Is there a security deposit for large groups?
Yes, a refundable deposit applies on most large-group bookings and is returned after checkout subject to property condition. We confirm the amount in writing before you pay.
