Most corporate offsites near Mumbai are planned backwards. Someone books a resort because it has a conference hall, the agenda gets squeezed into whatever slots the hotel allows, and the part people remember a month later is the bus ride. A private villa flips that: the whole property is yours, sessions run when you need them to, and the pool, the bonfire and the long dinner happen a few steps from the meeting room.
This guide is for the HR lead, founder or team manager who has been told to "sort out the offsite" for 15 to 40 people. It covers the format, the destination, a real budget, and the questions to settle before any money moves.

Villa or resort for a corporate offsite?
A resort is the right call when you need a ballroom for 150, a business centre, or rooms for people who must not share. For a team of 15 to 40 that wants to think, plan and actually talk to each other, a whole villa usually works better, for three reasons.
- No other guests. There is nobody else at the pool, in the corridor or at the next table at dinner. Conversations stay inside the team.
- Your timetable, not the hotel's. Breakfast at 8:30 or 9:30, a working session after lunch, dinner at 10. The kitchen and the space follow your agenda.
- One price for the property. You pay for the villa and the meals, not for a meeting-room hire on top of per-head packages. For a mid-sized team this is often lower than a resort quote once the extras are counted.
The trade-off is service depth. A villa has a caretaker and a cook, not a banqueting team. If your offsite needs a stage crew or a translator, plan for that separately.

Pick the format first: day, overnight or two nights
The format decides the destination, so settle it before you shortlist anything.
- One-day outing. Leave Mumbai around 8 am, back by 9 pm. Only Karjat really works, at roughly 1.5 hours each way. Anything further and the team spends more time on the road than at the villa.
- One night, two days. The most common format and the best value. Arrive by lunch on day one, run sessions in the afternoon, relax in the evening, do one focused block on day two and leave after lunch.
- Two nights. Worth it when the agenda has real work in it: annual planning, a strategy reset, a leadership offsite. It also gives people one full day with no driving at all.
Midweek dates cost noticeably less than weekends at every villa we host, and they are easier to get at short notice. A Tuesday-to-Wednesday offsite also does not eat into anyone's weekend, which teams appreciate more than any activity.
Where to go: drive time decides it
Karjat is the closest, about 65 km or 1.5 hours from Mumbai, and the only sensible pick for a same-day outing. Lonavala and Pawna Lake are about 2 to 2.5 hours away and suit an overnight trip, with an easy drive from Pune as well if the team is split across both cities. Igatpuri is roughly 2.5 to 3 hours away, and it is where the larger estates with real working space sit. Alibaug is about 2 hours by road via Atal Setu, and the only option if the team wants a beach.
A rule of thumb that rarely fails: the longer the stay, the further you can go. For a one-night offsite, keep it under 2.5 hours.
Villas near Mumbai that suit a team
These are the properties we host that work for corporate groups, with the details that matter for an offsite rather than a holiday.
| Villa | Sleeps | Work space | Weekday rate |
|---|---|---|---|
| Dolce Villa, Igatpuri | Up to 30 | Meeting and screening room with projector, gaming room | ₹3,200 per person, meals included (min 12) |
| The Flo Villa, Igatpuri | Up to 30 | Amphitheatre seating 200, 1.5-acre lawn | ₹65,000 whole villa; chef meal package ₹1,600 per guest |
| Majestic Cascade, Karjat | Up to 25 | Large air-conditioned living hall, sound system | ₹3,500 per person, all meals (min 8) |
| Heritage Villa, Alibaug | Up to 40 | Lawn for 40 to 50, 55-inch screen | ₹3,500 per person, buffet meals (min 10) |
| Mantra 147, Pawna Lake | Up to 22 | Long dining hall, two lawns | ₹6,000 per person, all meals (min 10) |
If the agenda has slides, Dolce Villa is the easiest choice because the projector room already exists. If it is more about an all-hands talk and team activities outdoors, The Flo Villa's amphitheatre does what a hotel hall cannot. For a 40-person team, Heritage Villa in Alibaug is the one that fits everyone under one roof, with eleven bathrooms so nobody queues in the morning.

Plan the offsite on WhatsAppWhat a corporate offsite costs per person
Here is a worked example for a team of 25 on a weekday night, using our current direct rates. Per-person rates already include meals at these villas.
- Dolce Villa: 25 × ₹3,200 = ₹80,000 for the night, about ₹3,200 per head with meals.
- Majestic Cascade Villa: 25 × ₹3,500 = ₹87,500, about ₹3,500 per head with all meals.
- The Flo Villa: ₹65,000 for the villa plus the chef's meal package at ₹1,600 per guest, so roughly ₹1,05,000 in total, or about ₹4,200 per head.
Add transport (one or two tempo travellers for a team this size), any activities you book separately, and taxes if they are not already in the quote. Weekend nights cost more at every property. Rates change by season, so treat these as a starting point and confirm the final figure on WhatsApp before you put it into a budget approval.
A sample two-day agenda
Day 1. Leave Mumbai by 8 am and check in around lunch. Do a short welcome and context-setting session at 3 pm, while energy is still high. Pool and games from 5 pm. Dinner and a bonfire, with no laptops.
Day 2. Breakfast at 8:30. One focused working block from 9:30 to 12:30, which is where the real decisions get made. Lunch, a short wrap-up with owners and dates for every action, and checkout by early afternoon.
Keep the working time to about five hours in total. Offsites fail when they try to fit a full office week into a day and a half.

Ten things to confirm in writing
- Final headcount, and the bed plan for that number.
- Wi-Fi speed, if any session is on a video call. Hill-station internet is not office-grade.
- Power backup, and how long it lasts.
- Projector, screen or a large TV with HDMI.
- Meal timings, and handling for vegetarian, Jain and other dietary needs.
- Parking for a tempo traveller on the approach road.
- Music timings, if the evening involves a DJ.
- Security deposit amount and when it is refunded.
- Cancellation terms, since corporate dates do move.
- Invoice details. Share the company billing name and GST number when you confirm.
FAQs
It depends on the format. For a one-day outing, Karjat is the only practical choice at about 1.5 hours from Mumbai. For one night, Lonavala, Pawna Lake and Karjat all work. For a two-night offsite with real working sessions, Igatpuri has the larger estates, such as Dolce Villa with a projector room and The Flo Villa with a 200-seat amphitheatre.
For a team of 25 on a weekday, expect roughly ₹3,200 to ₹4,200 per person per night including meals at our villas. For example, Dolce Villa in Igatpuri is ₹3,200 per person with meals, so ₹80,000 for 25 people. Weekends cost more, and transport and activities are extra.
For 15 to 40 people, usually yes. You get the whole property with no other guests, meals and sessions run on your schedule, and you pay one price for the villa rather than meeting-room hire on top of per-head packages. A resort is better if you need a large banquet hall, business services or separate rooms for everyone.
Dolce Villa in Igatpuri has a meeting and screening room with a projector. The Flo Villa in Igatpuri has an open-air amphitheatre that seats 200, and Majestic Cascade Villa in Karjat has a large air-conditioned living hall that works for group sessions.
Yes, if you choose Karjat. Leave Mumbai around 8 am and you can have a full day at the villa and be back by 9 pm. Lonavala and Igatpuri lose too much of the day to driving, so they suit an overnight offsite better.
Yes. Share the company billing name and GST details when you confirm the booking, and we will issue an invoice for the stay.
