Booking a villa for 8 people is easy. Booking one for 30 is a different job. The pretty photos stop mattering and the arithmetic takes over: how many bathrooms, who sleeps where, how the food gets made for thirty at once, and who pays what when the final bill arrives. Get those right and a big group trip is the best weekend of the year. Get them wrong and it is a long queue for one shower.
This is a practical guide to large group villa booking near Mumbai for groups of 20, 30 and 40, written by a team that hosts these trips every week.

Read the three capacity numbers
Every listing leads with "sleeps 30". That number on its own tells you very little. Ask for three figures separately:
- Bedrooms. How many private, lockable rooms there are. This decides how many couples or families get their own space.
- Beds. Real beds, not mattresses. A 5-bedroom villa might have 10 beds or 14.
- Maximum guests. The number the host allows, which usually includes extra mattresses on the floor.
The gap between beds and maximum guests is how many people will sleep on mattresses. For a college group, that is fine. For a family reunion with grandparents, it is not. We list all three on our villa pages so you can judge before you call.
Which villa for 20, 30 or 40 people
| Group size | Villas that fit | Why |
|---|---|---|
| 20 to 25 | Majestic Cascade or Misty Cascades, Karjat; Carpe Diem, Lonavala; Mantra 147, Pawna Lake (up to 22) | 4 bedrooms, closest to Mumbai, easy for one night |
| 25 to 30 | Dolce Villa or The Flo Villa, Igatpuri | 5 bedrooms, big common areas, room to split into smaller groups |
| 30 to 40 | Heritage Villa, Alibaug | 5 bedrooms, 11 bathrooms, buffet meals included, walk to the beach |
Above 40 people, no single villa we host will sleep everyone comfortably. The usual answer is two villas close to each other, or one villa for the stay plus day guests who drive back the same night.

How large-group pricing works
Villas near Mumbai price big groups in one of two ways, and mixing them up is the most common reason quotes look confusing.
- Whole-villa price. One number for the night, whoever comes. The Flo Villa in Igatpuri, for example, is ₹65,000 on weekdays for up to 30 guests, with meals as a separate package.
- Per-person price with a minimum. Common when meals are included. Heritage Villa is ₹3,500 per person on weekdays with buffet meals, billed for at least 10 people; on weekends it is ₹4,000 per person, billed for at least 15. If 8 people come, you still pay for the minimum.
Per-person pricing is usually better value for large groups, because the cost grows with headcount and food is already sorted. Whole-villa pricing is better when you are near the maximum and plan to cook or order in.
What it costs per head: worked examples
Using our current weekday direct rates:
- 30 people at Dolce Villa, Igatpuri: ₹3,200 per person with meals, so ₹96,000 for the night.
- 40 people at Heritage Villa, Alibaug: ₹3,500 per person with unlimited buffet meals, so ₹1,40,000 for the night.
- 25 people at Majestic Cascade, Karjat: ₹3,500 per person with all meals, so ₹87,500 for the night.
Compare that with hotel rooms. Thirty people need at least 10 to 15 rooms, plus meals in a restaurant, plus nowhere for the whole group to sit together. For groups above about 12 people, a villa almost always works out cheaper per head. Saturdays and long weekends cost more everywhere, so if your dates are flexible, ask for a Sunday-to-Thursday quote too.
Tell us the headcount and dates. We will send the exact per-head cost for the villas that fit.

Make the rooming plan before you pay, not on arrival. Give the private bedrooms to couples, families with small children and anyone older, then put friend groups on the extra mattresses in the larger rooms or halls. Agree it on the group chat so nobody races to claim a room at check-in.
Bathrooms matter more than bedrooms at this size. A rough guide: one bathroom for every five or six guests is comfortable, and fewer than that means a morning queue. This is why Heritage Villa, with 11 bathrooms for up to 40 guests, works so well for big family groups.
Food for 30 people
Self-catering for 30 sounds fun until someone has to cook three meals a day. For large groups, pick a villa where meals are included or a cook is on site:
- Meals included in the rate: Heritage Villa (unlimited buffet), Mantra 147 and Majestic Cascade (all meals), Dolce Villa and Karvi Farm (meals included, stay-only also possible).
- Chef on site, meals extra: The Flo Villa, with a meal package at ₹1,600 per guest and Jain food on request.
- Meals extra: Misty Cascades has meal plans from ₹1,300 per adult, including Jain options.
Send the dietary mix with your booking: how many vegetarian, Jain, non-vegetarian and any allergies. It is far easier for the kitchen to plan for 30 in advance than to adjust on the day.
Advance, deposit and splitting the bill
Large group bookings usually need an advance to lock the dates, with the balance before or at check-in. Most villas also take a refundable security deposit, returned after checkout once the property has been checked. Ask for the exact amounts in writing before anyone transfers money.
One person should pay the villa, and everyone else should pay that person. Collect each share before you pay the advance, not after the trip. Decide in advance whether couples pay as one or two, and whether children count, because that is where most group arguments start.

House rules that matter for big groups
- Headcount. Extra people turning up without notice is the fastest way to lose your deposit. Update the host if the number changes.
- Music timings. Most villas sit near villages, and amplified music late at night is restricted. Ask until what time music is allowed.
- Day visitors. Friends who come for the evening and drive back count as guests at many villas. Tell the host in advance.
- Pets. Heritage Villa, Misty Cascades and Majestic Cascade allow pets; most others do not. Confirm before you bring one.
- Check-in and checkout. Usually around 1 to 2 pm in and 10 to 11 am out. With 30 people, start packing the night before.
FAQs
Heritage Villa in Nagaon, Alibaug sleeps up to 40 guests across 5 bedrooms with 11 bathrooms, a 20 by 40 ft private pool and unlimited buffet meals included. For 25 to 30 people, Dolce Villa and The Flo Villa in Igatpuri each sleep up to 30.
At our villas, a weekday night for 30 people costs roughly ₹96,000 at Dolce Villa in Igatpuri, which is ₹3,200 per person with meals included. Weekend and Saturday rates are higher. Ask for a quote with your exact headcount and dates, because many villas bill to a minimum number of guests.
For groups above about 12 people, usually yes. One villa replaces 10 to 15 hotel rooms, meals are often included in the per-person rate, and the whole group stays and eats together in one place.
Some villas charge per person but bill for a minimum number of guests. Heritage Villa, for example, bills at least 10 guests on weekdays and 15 on weekends. If fewer people come, you still pay for the minimum.
Book as early as you can for Saturdays, long weekends and festival dates, because the large villas are limited and fill first. Midweek dates are easier to get at shorter notice and cost less.
Several do. Heritage Villa includes unlimited buffet meals, Mantra 147 and Majestic Cascade Villa include all meals, and Dolce Villa and Karvi Farm include meals with a stay-only option. The Flo Villa has an in-house chef with a meal package charged separately.
